Marketing Your Home to Qualified Tenants:

Once your property is listed with us, we will take interior and exterior photos to use in advertising your home to potential tenants. Our company advertises in all online rental websites such as rent faster, rent spot etc. and our company website: brickscare.com  . If we proceed with your order, we will do the following things:

Put up a board / notice on the property premises giving Bricks Care contact person and phone numbers for prospective tenants to get in touch. Work through local broker network Put up classified advertisement in important newspapers as may be deemed necessary by Bricks Care Services. Tenancy Management:

Buying property in a city other than your normal place of residence either as an investment is becoming common, only buying is not a solution, finding a reliable and good tenant is what every one looks for, but it becomes quite a difficult act without your physical presence, we would not like to bother friends / relatives/ aged parents, but it’s also true that we need to assign someone for these issues. But now help is just a phone call away – Bricks Care. We will act as your active partner and safeguard your interest Bricks Care builds the barriers between you and your tenant.

Based on your instructions, we will visit your property and give a preliminary evaluation report.
If your rental expectation is within 10% of the market rate as evaluated by Bricks Care we will proceed to the next step

Background Check for all Prospective Tenants:

Once an application is received, we run a credit check on all prospective tenants. Credit and financial status are reported through Online Services. We also require the tenants to have a debt-to-income ratio of less than 45%. We qualify prospective tenants just like they are purchasing a home. Renting Procedures

Be available to meet prospective tenants and show the property whenever required. This is subject to availability of keys with Bricks Care or access to it as and when required. If the keys are not available with us, contacts of the local dependents have to be given to us & your order details with us have to be informed to them.  Co-operation is expected from the local contact to show the property to prospective tenants. Provide unbiased advice from a third person perspective. Handle negotiations and paperwork for finalization of the tenant

Property Inspections:

Property Inspections are crucial. A Start-Up inspection is performed as soon as the home is listed to document the condition of the home and pictures are taken. When a new lease is signed, the new tenant will be accompanied by one of company’s manager to do the move-in inspection. Our company also schedules Three-Month Inspections to check the condition of the home while the tenant is living in your home. At the end of the lease, we conduct a thorough Move-Out Inspection to include pictures. This allows us to properly work with homeowners and tenants. Maintenance and Repair Coordinators:

Our company assigns a Property Manager to your home. Manager will help to schedule repairs and maintenance for your home. Our company has a list of insured contractors that we use when we call in repair items. The contractor is required to carry Liability Insurance and Worker’s Comp (if applicable). All repairs must be approved by the homeowner prior to the work being complete, with the exception of emergency repairs that are less than Rs.500.00. Legal Documents:

Rent Collection:

All rents are due on the 1st of each month. Rents that have not been received by the 5th of each month are considered late and a late fee is charged to the tenant. On the 7th of each month our office will send a notice to any tenant that has not paid rent to notify them that they have 10 days to bring the account current. Our company also mails a second notice on the 10th of the month if rent has not been received, the third and final notice, prior to filing for eviction is sent on the 13th of each month. If rent is not received by the 16th of the month our office will contact you to see if you would like us to start the eviction process. Owner Proceeds:

Once rent money is received from your tenant, we will pay any bills that may have been received during the month, pay the management fee and then we will process your owner proceeds. You can elect to have your funds direct deposited into your account or you can choose to have a check mailed to you. No matter how you receive your owner proceeds, check or direct deposit, you will receive a property statement, typically via email or mail, showing all transactions that occurred to your account during that month. An annual end-of-year report will be provided to you as well, so you will have it to file your taxes. Inventory audit:

Inventory Audit would be done at the time of possession of the property by the tenant and at the time when the tenant is vacating the property. The scope of audit would be checking the physical assets at the property as per the list and also the conditions of the assets. An audit report along with the photographs (if necessary) would be mailed to you. In case of any gross negligence by the tenant on all these inventories would be dealt as per the T&C of the contract. Bricks Care provides property services on a best effort basis and inability to complete the task due to reasons beyond the control of Bricks Care shall not tantamount to non-delivery of service.
